Flagstone around our pool Phoenix

I've recently purchased a house where the previous owner did a horrible job of installing the flagstone and never really finished the job. Anyway, we just had some work done in our backyard and we want to seal the flagstone as a final step to protect it and make it look a little nicer. We cannot afford to remove/redo it so this was our thought. It is probably 5-10 yrs old and is flaking a bit in the higher traffic areas (near the entry of the pool). My first question is how do we do this ourselves? Do we pressure wash it, let it dry, and then roll on a product like the one you recommend? We also love the wet look of the stone and I saw that you advertised/recommended a new product that works well. Where can I purchase something like that...online? Oh, I think we just have the basic red/orange AZ flagstone that you see everywhere out here. Any advice would be greatly appreciated. Thank you for your time.

You could power wash the stone and make it cleaner. That depends upon how clean you want your stone.

You definitely want to seal your stone. People from this site recommend this product for pools:

Also, call Prosoco at 1-800-255-4255 and ask them about the wet sealer for a pool and where to buy it. I'm sure there's a dealer in Phoenix that will carry their products.
