flagstone patio

We had a beautiful flagstone patio laid in concrete in 2006. We wish we had been told to put a water repellant on it. We have a lot of spalling or water erosion on the flagstone, in addition to algae stains which are easy to clean. We would like to apply Siloxane on it, but would like to know if there is a way to sand or smooth out the flagstone first to give it that "just laid" appearance. I would appreciate any advice you can give me.

Dear Susan,

You should start out first by giving your patio a good power wash. You should be able to rent a machine at a rental store. See how it looks after the wash.

If you don't like the results, then you could try sandblasting the stone. Sandblasting is a mess, so that will be quite a job.

If you don't like those results, then unfortunately you might have bad stone and there's nothing you can do about that.

After you perform the above features, then you can apply Siloxane sealer. That will help maintain your stone.
